About Our Business:
Our Integrated Portfolio Services team helps clients strategize, evaluate, and execute real estate transactions to meet their business and occupancy needs. This excitement begins by taking a global view and managing our client portfolios’ via strategic business objectives, demand forces, and market dynamics to master plan market scope requirements. On a transactions level we utilize our local and subject matters experts to understand business operations and strategies that define demand requirements precisely. Then, we identify suitable alternatives, recommend solution scenarios, and negotiate lease or ownership terms on their behalf to optimize their real estate portfolios to enable a business to grow profit margins.
The Analyst will obtain experience with data centers, lab space, disaster recovery centers, office space, warehouse space, distribution centers, flex-space, residential property, brownfield remediation, and land for development. You will learn about all food groups within the real estate industry and transact on them.
Transaction Types – on all of the above Property Types
The Analyst will get exposure to and utilize tactics on the following deal types:
Leasehold acquisitions & renewals
Leasehold dispositions (subleasing)
Leasehold terminations and buyouts
Complex land assemblages
Portfolio acquisitions and dispositions
Swaps and options
Our business is global and touches 100’s of countries; you will also get experience in multiple businesses.
Our analyst works primarily in a support role on acquisitions and dispositions for both leased and owned property on a global scale. The analyst will take on primary responsibility for small transactions, portfolio analysis, and all account internal and external reporting requirements. A key duty will be running portfolio level strategic reviews at global, regional, and business unit levels to identify opportunities. The analyst will also take on a role of continuous improvement and refresh of tools, templates, and the technology platform used to service the client which will include designing technology solutions and managing the IT group through to completion.
Prepare detailed financial analysis, including NPV cash flows and portfolio opportunity mining
Occasionally performing complex financial analyses (e.g., headquarters, master plans, etc.) with supervision
Evaluate client building alternatives and lease options on qualitative and quantitative analysis
Running gap analysis on various technology tools to identify areas for improvement
Gathering and evaluating real estate market and property data on a global level
Researching companies, landlords, and potential subtenants
Conducting market calls, previewing space opportunities, developing placemats and pitch books, and gathering photos, intelligence, and reconnaissance
Prepare detailed approval documents for client submission
Assist in the preparation and update of reports, presentations and analyses, and update of online systems
Work directly with clients and team members to resolve financial model, transaction and landlord issues
Attend regular conference calls and building/site tours
Review of lease documents, write lease summaries and run key lease criteria reviews.
Review other materials as part of the due diligence process
Assist in preparing commission invoices and tracking transactions on web-based application
Develop an understanding of basic building systems, real estate, and lease terminology
Become familiar with the real estate negotiation process, strategies and tactics
Run all reporting for the client including quarterly and annual reports
Bachelor’s Degree in real estate, finance, entrepreneurship, economics, or related field with a record of high academic achievement (strong GPA).
Ideal candidate will have at least 2 years of applicable experience
LEED certification, real-estate brokerage or salespersons license desired
Willingness to take on new challenges, responsibilities, and assignments
Strong analytical ability, both financial and qualitative including use of logic
Ability to analyze qualitative and quantitative information
Highly creative and innovative solution development skills
Ability to develop complex Excel models for efficiencies and scenario analysis which would include both the use of VBA (macros) and complex formulas
Exceptional attention to detail and organization skills
Basic understanding of real estate and lease terminology
Well-developed verbal and written communications and presentation skills
Ability to work independently and within a team to build relationships and interact effectively with business partners and clients
Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload
Understanding of and commitment to client services and sales
A desire to work within a diverse, collaborative, and driven professional environment
Advanced computer skills, specifically Microsoft Office Suite (including Excel, Word, PowerPoint and Outlook), CoStar, Prezi, Mapping Software, Internet SharePoint sites, and the ability to master company specific database programs
