Job DescriptionMember of Portfolio Management Group dedicated to managing debt investments for the Pacific Life portfolio (“PL Assets”) and Private Client/Third Party portfolios. Will perform Credit Analysis, Special Servicing and Asset Management (REO). Will additionally assist with CMBS servicing, Operating Advisor responsibilities, and the related financial and investor reporting.REsponsibilities:Credit Analysis– Perform comprehensive review and in-depth analysis on assets, borrowers, loans and markets for purpose of preserving and enhancing asset values. Provide recommendations on credit decisions that impact Borrower transaction approvals. Discuss gathered intel with senior management for purpose of reporting portfolio performance, make strategic recommendations, and assist in the origination and underwriting of new debt investments. Additional activities are as following: Produce all necessary reports and presentation materials as deemed necessary for Credit Analysis purposes, including performing in-depth financial analysis and preparing written statements to produce Credit Review Final Packages and Watchlist Reports.Perform all Covenant & Trigger review and handle all necessary follow up actions.Loan Payoff. Perform prepayment premium calculations (all portfolios).Infrequent travel to perform site visits and attend industry meetings.Interact with the mortgage origination team to: (i) provide portfolio reporting to enhance and focus the mortgage production effort; (ii) maintain an active understanding of future business destined for Pacific Life’s portfolio; and (iii) provide feedback to loan structuring to ensure high levels of service to Pacific Life’s clients. Special Servicing– For Private Client/Third Party Assets, assist in all aspects concerning loan default, workouts, deal restructure, note sale and foreclosure, including negotiating directly with developers, borrowers, subordinate lenders and other parties. Work closely with counsel, engage third party service providers and ensure development and execution of strategic plans. For PL Assets, perform the same duties and responsibilities, under certain conditions, instructions and/or oversight that may be required by senior management (case by case). Asset Management (REO) – For Third Party Assets, assist in all aspects of REO, including engagement and management of third party service providers, development and execution of plans and all other communication matters. For PL Assets, provide assistance and/or collaborate with senior management in performing the same functions, as assigned.Account Management– Assist in the management of CMBS, OA and the FC Southern Group portfolios. Backup contact for internal and external parties in all aspects concerning daily administration and operations, including collection of debt service. Work closely with REI Accounting & Reporting and Portfolio Operations to address concerns regarding audit requests, remittance, accounting, property insurance, property tax, reserves & escrow, setup and more. Rating Agencies–Produce periodic data as requested for the annual review process.Factors for Success: College degree (BA/BS) with emphasis in Finance, Accounting, or Economics (Master’s degree - Real Estate or MBA - strongly preferred).Working experience in evaluation and underwriting of investment risks associated with commercial real estate debt instruments is desirable.Proven track record of working cross-functionally.Strong interpersonal, communication, presentation, negotiating and leadership skills.Excellent organizational skills and ability to work in a fast-paced environment.Proficiency in software applications for real estate investment analysis including Microsoft Word, Excel, Access, Outlook, Argus, and the ability to quickly learn new program applications.Exceptional math and analytical skills.
