Job Summary:

The Real Estate Contract Services Specialist I is responsible for assisting with the management of corporate real estate assets and documentation. This position will draft new land lease agreements, prepare amendments to existing property agreements, oversee the existing signboard agreement portfolio, assist with resolving property management issues, assist management with auditing existing property agreements for contract terms compliance, and rent for consistency with corporate policies and prevailing market conditions.

Job Duties:

Respond to internal and external requests from parties interested in leasing real estate assets.

Evaluate lease requests, determine property availability and viability of lease, lease rate recommendation.

Draft various new real estate documents including land leases, amendments to existing contracts consistent with corporate policies and documentation

Verify document exhibit accuracy

Coordinate with internal business units, internal/external legal counsel, and land surveying/engineering/environmental consultants in projects involving railroad property

Work with other internal departments and outside consultants to develop strategies to remedy property issues.

Coordinate with third-party vendor in relation to Railroad’s signboard portfolio

Provide general assistance to the Real Estate Department in support of real estate contract management.

Participate in professional organization(s) based on area of expertise and/or company focus.

Basic Qualifications:

Bachelor’s Degree and 5 years’ experience with real estate contracts, language terms, and negotiations, including strong understanding of contracts, terminology, and basic contract law, or equivalent combination thereof;

Or equivalent combination of education and experience.

Preferred Requirements:

10 years of experience with real estate contracts, contract language and terms, and legal descriptions;

Experience using, reading and interpreting engineering maps and specifications

Experience in railroad or transportation industry strongly preferred

Experience or working knowledge of property valuation and general real estate appraisal principles.

Experience or working knowledge of cellular tower leases, Oil, Gas & Mineral leases, and signboard leases

Essential Functions:

Experience using, reading and interpreting engineering maps and specifications;

Experience reading, comprehending and applying contract language based on pre-approved document forms;

Proficient keyboard skills (typing, data entry, etc.);

Effective knowledge of Microsoft Office applications (Word, Excel, PowerPoint, Outlook, etc.);

Working familiarity with GIS applications;

Ability to read and interpret Maps and Plans;

Ability to conduct property research through municipal websites and online real estate resources as needed;

Working knowledge of environmental conditions, protections and regulations to assess potential real estate related impacts.
