Gap Inc.'s Global Real Estate Finance & Strategy team is a centralized function that provides strategic and analytical support to the Gap, Inc. portfolio of brands including Gap, Banana Republic, Athleta, and Old Navy. We are dedicated to all brands and are responsible for making strategic investment decisions for the company's fleet of retail stores.The ideal candidate has strong analytical, organizational, and project execution skills and is a self-starter that thrives in an energizing environment and enjoys juggling multiple projects at once. In role, you will be responsible for recommending strategic real estate decisions that are presented to senior leadership. Your key responsibilities include building business cases for store investments and lease renewals which include the development and analysis of pro forma sales call, cannibalization potential, forecasted store P&L, and return on investment metrics such as IRR and NPV. Your creativity, attention to detail, and dynamic cross-functional partnership will be essential to every project. We are most passionate about the future, and the people who will help make our next decade just as groundbreaking as the last fifty years.ESSENTIAL DUTIES & RESPONSIBILITIES:Oversee a team of analysts, who are responsible for overseeing segments of the Global fleetSupport senior management and cross-functional business partners with timely, accurate, actionable financial analysisBuild and maintain collaborative working relationships with all business partners including Real Estate Field, Store Operations, Creative Services, Store Development, Legal, Corporate Finance & Corporate Shared ServicesProvide support for strategic growth and optimization initiatives that help create new strategies for fleet deploymentPerform analysis to support annual market planning meetings and participate in annual market planning sessionsEstablish and maintain collaborative working relationships with all business partners including Real Estate Field, Store Operations, Store Development, Legal, Corporate Finance & Corporate Shared ServicesLead a team of two Sr. Analysts, including hiring, mentoring and developingREQUIRED QUALIFICATIONS: Strong analytical skills with the ability to synthesize financial analysis and business objectives into clear business recommendationsSolid understanding of financial modeling such as IRR/NPV analysis.  Ability to perform financial analysis in a fast paced environmentStrong organizational skills and demonstrated ability to prioritize and manage multiple assignmentsAbility to mentor, guide and develop team membersComfortable presenting to senior leadershipStrong interpersonal and communication skillsDemonstrated initiative and ability to work independentlyTeam player with a positive attitudeStrong in Powerpoint.
