The Head of Corporate Real Estate will develop and communicate standards to ensure a disciplined approach to corporate real estate, as well as serve as the internal expert on the global real estate industry, regional differences, trends, and activities in commercial real estate. This role functions as the central point of control and management for all real estate and construction transactions. This position is an individual contributor and will function as the subject matter expert on commercial real estate and leasing trends, providing strategic and financial advice while managing a portfolio of existing lease holdings. Working as a partner in the business process, the Head of Corporate Real Estate will develop cost-effective real estate solutions in alignment with the needs of the business including parameters for location, lease vs. own, length of lease term, financial commitment, exit strategies and operating expense budgets all of which influence the scope, timing and cost of strategic business decisions.


Develop strategies for the management of the financial impact of real estate to minimization real estate expenses and enhance the optimization of operating expenses vs. square feet of facilities occupied

Align real estate transactions with business objectives and desired transactional parameters

Support the development of a domestic and global real estate strategy, including development and communication of standard measures and key data points to ensure a disciplined approach to corporate real estate

Maintain and improve real estate portfolio performance with respect to aligning real estate administration and property management with the portfolio strategy and space needs of IAC business’, Regions and Functions

Support regional teams in the structuring and execution of real estate strategies and standards including site selection criteria, lease standards, and lease checklists

Manage the transaction process end-to-end, including strategy development, project planning, team assembly, overseeing market surveys and tours, coordinating site visits, alternative comparison, developing the negotiating strategy, leading negotiations, document review, approval preparation, signing, and close out reporting

Direct and manage high priority construction projects from conception to finished facility or structure, interfacing with internal stakeholders and external architects and construction professionals.

Prioritize future growth by determining key markets

Ensure all trends and baselines are being followed and represented.


Negotiate real estate legal agreements with assistance from real estate service providers, Legal Counsel, and Finance Managers

Serve as the internal expert on the Company’s global store portfolio, including lease status and content;

Manage external RE Broker Services, deliverables and KPIs, inclusive of reducing rent.

In conjunction with regional leads, contribute to a Global RE Strategy for all existing and new locations;

Manage leasing transactions by liaising with regions to coordinate site selection assessment, test fit, cost estimating, schedule development, work letter development, and legal review;

Develop systems in all regions to abstract, manage rent payments, critical data management, and auditing of rent payments

Create synergies for the entire lifecycle of the lease, inclusive of LOIs, Legal. leases, and Lease administration.

Work and lead with in-house real estate attorneys in support of new lease negotiations and LOIs.

Management and maintenance of a comprehensive lease database;

Provision of lease administration services for all regions including abstracting and rent payment;

Interpretation of commercial leases and direct the preparation of lease abstracts, amendments, assignments, and other documents;

Preparation and maintenance of scheduling for all compliance documents and various lease reports;

Track and monitoring of critical dates;

Support of divisional finance leadership to audit monthly and annual billings, insurance, CAM, and real estate tax reconciliations;

Track co-tenancy thresholds

Financial Management

Support Corporate and portfolio CFOs and liaise with FP&A teams to compile and review annual capital expenditure requests.

Drive the operating budget expenses annual planning cycle

Lead the capital planning process with the regions to increase visibility to improve prioritization of spend

Update and continue to develop monthly key financial metrics and reports. Present applicable metrics to Sr. Management on a regular basis.

Improve, develop and report portfolio level office cost and execution performance

Lead the preparation and present all financial data as needed

Improve the quality of deals and optimize lease terms


At least 10 years of significant leasing and real estate experience, to include some if not all of the below:

Experience representing a retailer or corporation with higher-end real estate build out needs;

Experience representing a retailer or corporation that develops space internationally;

Experience representing an international, luxury, hospitality, tech company.

Real estate management skills – involving transaction management and property management in a corporate environment (incl. valuation, markets, deal structuring, property management, lease administration, and principles of real estate law)

Real estate financial skills – proficiency in real estate financial analysis, discounted cash flows and analysis of real estate market data. Understanding and working knowledge of real estate investment principles. Understanding of commercial real estate financial principles

Excellent negotiation skills – ability to incorporate key business terms in a lease

Strong people leadership and change management skills required

Global mindset and willingness to travel internationally required

Experience managing and organizing workflow, processes, and implementing best practices;

Current knowledge of the retail real estate market, best practices, and trends.

Strong analytical and problem-solving skills

Strong interpersonal and networking skills

Strong cross collaboration skills with the internal development team

Strong sales and presentations skills to represent the brand externally
