Job Description
PRIMARY PURPOSE:  The General Manager, Premium Outlet Centers is responsible for the financial, marketing and operational performance of a designated property. Therefore, the General Manager must effectively lead a team of people driving sales and traffic to the Center while maximizing the customer’s shopping experience through a safe, friendly, clean, well maintained and aesthetically pleasing environment. In addition, the General Manager is responsible for maintaining the Center’s strong public image. PRINCIPAL RESPONSIBILITIES:   The successful candidate’s responsibilities will include, but not be limited to: \tMaintain direct accountability and ownership for the sales and financial performance of the Center. \tContribute to the preparation and annual update of the Center’s Five Year Strategic Plan. \tMaximize Center’s goal EBITDA through excellent financial management and accurate forecasting and reporting. \tLead managers in the development of priorities to achieve sales and traffic goals.   \tProvide in-depth knowledge of local market opportunities and issues that may impact the development and successful execution of Center’s overall goals. \tResponsible for the administration and processing of all payables. \tCollect, analyze and communicate sales results from tenants and adhere to strict reporting schedule including daily, weekly, bi-weekly, monthly and quarterly information submissions.  \tDevelop and manage Center’s Incremental Revenue budget. \tMaximize short term leasing by increasing occupancy and creating new space opportunities. \tSeek opportunities to drive incremental revenue through Cart Leasing, Kiosk Leasing, Vending and other sales opportunities. \tEnsure that specialty leasing renewals notices are communicated in a timely manner. \tAssist Regional and Corporate Leasing representatives in securing short term and long term tenant leases and renewals. \tServe as the on-site representative for prospective tenant walk through’s and presentations. \tEnsure proper financial and administrative controls are effectively implemented. \tManage net profit programs. \tMaintain appropriate visual presentation, design standards, and merchandise use for retail zones of the property. \tPositively represent Simon Property Group to joint partnerships and investors including property tours, development of presentations and support information. \tFulfill Manager-on-Duty rotation and manage day-to-day activities as necessary. \tCanvas competing shopping centers in the market to stay apprised of all competitive development and seek out strong short term leasing tenants. \tEnsure tenant lease provisions are being followed while communicating any issues to leasing and regional management. \tLeverage the Director of Marketing and Business Development and the Corporate Marketing team, oversee the Center’s strategic marketing plan and maximize efforts to drive Center traffic and sales. \tThrough effective leadership of the Marketing function (typically resides within the Director of Marketing and Business Development function) maximize community relations with outside tourism and business contacts and cultivate relationships that drive traffic to the Center. \tDevelop relationships with local store managers – build and cultivate relationships to effectively manage sales and traffic. \tEloquently respond to customer complaints/concerns that are received through relating to the designated property. \tThrough direct or indirect oversight, lead a team of customer service professionals that enhance the shopping experience for guests to the property. \tRecruit, develop, motivate and retain a high performing property team. \tEvaluate the performance of the team against plan in terms of customer, operational and economic impact.  \tProvide timely, actionable feedback to team members to improve performance. \tConduct all staff performance appraisals. MINIMUM QUALIFICATIONS: \tBachelor’s degree or equivalent experience \tMinimum 5 years of prior property management and/or retail management experience \tProficient on Microsoft Office (Word, Excel, Access, PowerPoint) \tFamiliarity with Salesforce is a plus LEADERSHIP CHARACTERISTICS: \tStrong communication skills: oral, written, presentation, and influencing \tPeople Leadership skills \tDemonstrated business acumen \tCreative and flexible in attitude and style to adapt in a rapidly changing, environment \tA strong value system, unquestioned integrity and good listening skills \tExercise good judgment skills \tAbility to listen and think innovatively \tStrong negotiation skills \tProblem solver – ability to identify problems and bring issues to resolution proactively \tPossess an entrepreneurial spirit \tSuper high energy and enthusiasm \tExcellent time management and ability to prioritize and to meet commitments
