The real estate asset manager is generally responsible for helping to add value to the portfolio through executing property-level strategies and is responsible for property-level performance. The successful candidate will be responsible for portfolios within John Hancock's U.S.

Real Estate holdings in the Western U.S.

Region, which may include both third-party and general account assets, and has a strong background and experience in commercial real estate with an emphasis on office and industrial properties.

Work closely with property managers, leasing agents, project managers, development managers to provide direction for and oversight of business plans, budgets, forecasts, leases, renewals, analysis and approvals Maximize total return for each assigned asset through the analysis of property efficiencies and identifying value-add opportunities for improved performance When required, participate in leases and third party contracts Understand cash flow, distribution analysis and develop investment projections Review quarterly financials and monitor investment performance Develop and distribute periodic asset management reports for Senior Management as well as modeling financial analysis for each asset from acquisition through disposition Assess impact of prospective tenant leases and capital improvement projects on building valuation When required, provide pre-acquisition input and assistance in due diligence process, including review of financial and operational assumptions Source and analyze market research, undertake thorough research on select properties/markets Develop strong relationships within the real estate industry to ascertain market and asset trends to ensure asset performs in top rankings among competitors Identify opportunities to improve quality and content of investor reporting Assist in special and ad hoc projects as required i.e. portfolio real estate tax and Insurance programs Knowledge/Skills/Competencies/Education:

Bachelor's degree in real estate, finance or engineering, MBA and/or graduate degree in finance/real estate preferred. Completion of real estate related designations (brokerage license, Chartered Realty Investor, CRE, etc.) desirable. Knowledge and applied professional understanding of the principles and practices of institutional investment management, capital markets, and portfolio analysis as it relates to Real Estate, with a minimum of 8-10 years of asset-level experience in multiple U.S. markets.

Knowledge of domestic and global commercial real estate trends. Ability to develop investment strategies and provide recommendations for changes or enhancements to improve investment objectives. Ability to integrate top down and bottom up perspectives into investment recommendations.

Strong analytical skills (both quantitative and qualitative). Strong risk assessment skills. Ability to compile, monitor, examine, and audit various financial, performance, and/or data reports for accuracy, integrity, and conformance to performance benchmarks. Ability to draw conclusions and prepare written findings and presentations.

Ability to evaluate and determine property valuations and asset performance under a variety of scenarios. Excellent verbal and written communications skills in order to present to and work with senior management and external clients. Thorough knowledge of investment universe and securities market in order to construct high-performing portfolios in compliance with clients' investment policies and risk profiles.

Network of industry contacts (investment and leasing brokers, investment manager competitors, investment bankers, institutional and non-institutional landlords). Real Estate Investment Trust knowledge. Knowledge of open/closed end funds a plus. Ability to juggle competing priorities and work under pressure to meet demanding response times, all while paying strict attention to detail.

Strong organizational and prioritization skills. Focused and self-motivated team player who balances independent thinking with the execution capabilities and core competencies of the rest of the organization. Superior proficiency with Microsoft Excel and Argus.

Travel: 40% - 50%, project dependent.
